Roofers in Somis, CA
Roofing in Somis comes down to two jobs: protecting custom estate homes and equestrian properties from intense sun and Santa Ana winds, and bringing older ranch houses up to Ventura County’s wildfire-resistant building codes. The housing stock here spans mission tile on multi-acre lots to 1960s composition shingle roofs, and each demands a different skill set. If your roof has slipped tile, cracked flashing, or ember-vulnerable edges, call (559) 249-4917 for a written price before any work starts.
Our Main Somis Services
The two calls we get most from Somis homeowners are for wind-damaged tile repair and full replacements on aging ranch homes. Here’s what each involves locally.
Roof Repair in Somis
Most repair calls in Somis start with a hillside home where mission tile has shifted under wind uplift, or a ranch roof where pipe flashing has cracked after decades of UV exposure. We identify the exact failed component, give you a written price, and document the fix with before-and-after photos. Every repair carries the 365-Day Done Right Promise, so if it fails within a year we return and correct it at no charge. Roof Repair in Somis covers our full repair process.
Roof Replacement in Somis
When a Somis roof reaches the end of its life, the replacement has to meet Ventura County’s Class A fire-rated assembly requirements, which usually means ember-resistant underlayment and specific vent detailing. We’ve torn off everything from 1960s wood shake to cracked concrete tile, and the written quote you approve before the crew arrives is the exact number on your invoice. Roof Replacement in Somis walks through the process and materials.
Roof Installation in Somis
New construction and major additions on Somis estate properties often call for tile or standing seam from day one. The key here is sequencing with the rest of the build, plus sealing any parapet or valley transitions against the wind patterns that pick up in the afternoons. Roof Installation in Somis explains how we handle new roof projects from underlayment to final inspection.

Why Somis Homes Are Different
Somis sits in a Mediterranean pocket where roofs take a beating from two directions. Summers bring months of relentless UV that bakes composition shingles until they curl and crack. Then come the Santa Ana winds, routinely gusting past 50 mph through the canyons, which is when we get calls about tile that has slipped or lifted at the ridge. Wind-driven movement on hillside homes is the single most common failure we see here, especially on properties with panoramic views where the roof edge faces the full force of the gusts.
The housing stock compounds the challenge. Somis has a large share of custom estate homes on multi-acre lots, many built with mission or barrel tile that looks beautiful but is unforgiving when a few tiles shift and break the water barrier. Alongside those sit older single-story ranch homes from the 1960s through 1980s, many still wearing their original composition or concrete tile. Those roofs are now 40 to 60 years old, and nearly all of them need bringing up to Ventura County’s wildfire codes, which demand Class A fire-rated assemblies and ember-resistant vents. A roofer who only knows one material or one era of construction will struggle in Somis. We work in both worlds, and we document everything with photos so you never have to take our word for it.

AfterPricing for Roofers in Somis, CA
These are the ranges Somis homeowners typically see on written quotes from us. The number we give you before work starts is the number on your invoice.
| Service | Typical range in Somis |
|---|---|
| Standard roof repair (flashing, vents, small leaks) | $180 – $340 |
| Wind-damaged tile repair (per tile or section) | $250 – $500 |
| Replacing cracked or slipped mission tile | $400 – $900 |
| Pipe boot or vent flashing replacement | $220 – $420 |
| Ember-resistant vent installation (per vent) | $150 – $300 |
| Skylight flashing repair | $350 – $650 |
| Roof replacement on a ranch home (composition shingle) | $8,500 – $16,000 |
| Roof replacement on an estate home (tile or premium) | $22,000 – $45,000+ |
| New roof installation on an addition or outbuilding | $9,000 – $28,000 |
Two things push Somis pricing to the upper end of these ranges. Hillside access adds staging and fall-protection time, and wildfire-code compliance, which often requires ember-resistant underlayment and specific venting, adds material cost. That’s why we hand you a line-item written price up front, not a verbal ballpark that changes when the crew shows up.
